What to expect from us and how to get ready for your inspection!
Most homebuyers are unsure of the home inspection process.
We want you to be ahead of the game by the time you show up to the home inspection.
A home inspection is a visual snapshot in time of the overall condition of your home and the major components. It arms you with knowledge to not only negotiate with the seller, but to also educate you on what to budget for with the joys of home ownership.
We aren’t going to catch everything!
If you’re going to be present for the whole inspection – let us do our job with full focus. You can ask questions at the end, and we will take as much time as needed to answer them.
The inspection isn’t a good time for your family to join and ask us questions during the inspection – this takes our focus away from the job you’re paying us to do!
Home inspections are not pass/fail and not a code inspection. We will not tell you to buy or not buy the home
Things will break once you move in. Unfortunately, we as inspectors aren’t fortune tellers.Home inspectors are knowledgeable in many areas of the home, but not specialists.
Please don’t expect a comprehensive report on your furnace or AC unit – that’s what HVAC contractors are for.
How to get ready for an inspection:
If you are the owner, be prepared to stay away from the house for at least (4) four hours. We start the inspection early, but this gives us time to perform a proper inspection and answer any questions the buyer may have.
If you are the buyer, be on Time: Other than an unforeseeable emergency circumstance, we always try to arrive 30 minutes to an hour early and start before the actual inspection time. This gives us time to look at the outside of the house and roof before you arrive.
Clean the house – This sounds very simple, yet homeowners often overlook this basic task. Home inspectors are people just like everyone else, and a clean home gives the initial impression that the home has been maintained.
Home inspections are a limited, visual inspection – we will not move furniture or boxes. We also will not turn on any utilities. All utilities should be on before we arrive. We will not turn on any utilities. Also, make sure pilot lights are lit. We will not lite pilot lights.
Provide workspace around HVAC equipment, electrical components, appliances, and water heaters.
Provide access to attics, garages, basements, and/or crawlspaces
Leave keys for outbuildings, electrical boxes, and locked storage areas
Provide repair documents – this way we can verify any claims or discrepancies we discover during the inspection process of any upgrades to the structure or appliances.
