How not to fix things – Roof Edition

I have found numerous problems on the roof of a house over the years doing home inspections. During a recent inspection I found this, “gem” of a roof I thought I would share.

The roof was composed of 3-Tab shingles. Typical life of a 3-Tab shingle is 12 – 15 years. The useful life of these shingles, on this roof, had expired…so how should we fix that? Should we just cover the shingles with sealant? The answer is absolutely not!

Unfortunately this roof had been covered with roof sealant in an attempt to mask its true condition. The flashings were also on top of the shingles and had been sealed to the shingles with the sealant. Needless to say I found several leaks inside. This roof had a, “ton” of issues. I could do several posts on the deficiencies observed.

If your roof is nearing the end of its life, please don’t cover the singles with sealant in order to sell the house.
