Crawlspace Ventilation
The importance of crawlspace ventilation can often be overlooked until it is too late and the damage has already occurred. The crawlspace is often neglected and most homeowners rarely go under the house, so it’s out of sight and out of mind. During a recent inspection I saw numerous deficiencies with the crawlspace. This crawlspace had moisture infiltration issues caused by negative grade, grey water dumping beside foundation, downspouts terminating improperly, gutter system missing, and an active sewage leak. All that is bad enough on it’s own, but this house had no ventilation at all around the crawlspace. Moisture coupled with no ventilation caused significant fungal growth and wood decay to the structural members of the house.
