Lateral Cracks

 

At a recent inspection some foundation movement was discovered. The crack had been patched at some point, possibly to disguise the problem. I would like to show the pictures so you can see the movement and I can explain what it is happening.

Lateral Cracks on a below grade foundation wall can mean that soil is becoming saturated with water and pushing in on the foundation wall through hydrostatic pressure. Over time this can cause the foundation wall to move a significant amount. Many times foundations cracks are from common settling. This type of crack is an issue that should be evaluated by a foundation contractor or a structural engineer just to be safe.
